Project: External Balcony Waterproofing & Tiling (Above Car Porch) Location: Ampang Saujana, Ampang Size: ~300 sq ft (Landed Terrace House) Scope of Work Required: Protection: Install temporary floor and glass railing protection during hacking. Demolition: Full hacking of existing balcony tiles down to the bare concrete slab and carting away all debris. Screeding: Lay new cement screed to create a proper drainage slope (minimum 1:100 fall) towards the floor drain outlets. Waterproofing: Apply 2 cross-wise coats of flexible polymer cementitious waterproofing (SikaTop 109 or equivalent flexible C2-compatible membrane) over the entire floor, turning 300mm up the surrounding wall bases. Critical Reinforcement: Embed fiberglass mesh/tape along all wall-to-floor junctions and drain edges to prevent cracking. Flood Test: Perform a mandatory 24-hour ponding/water flood test prior to tiling to guarantee zero seepage. Tiling: Lay 300x600mm porcelain tiles (Tiles supplied by me). Contractor to supply C2-grade flexible tile adhesive (SikaTile-188 MY or equivalent), latex-modified waterproof grout, and Sikaflex-11FC PU sealant for perimeter expansion joints. Requirements: Must provide a 1-Year Workmanship & Waterproofing Warranty. Date: 15-25october dismantle all the old tiles 8-18november do waterproofing and installing tiles Around 26/10-7/11 do awning (got appointment ady)
